Signing Agent Profile
Who is a Signing Agent
A Signing Agent (SA) also Referred to as Notary Signing Agent (NSA) or Loan Signing Agent (LSA) is a Notary that is trained to handle loan documents.
Lenders hire Signing Agents as Independent Contractors to complete a loan signing. The Signing Agent plays a critical role in the loan process. They ensure that loan documents are correctly signed by the borrower, notarized and returned to the Lender on time for processing, which enables the loan to be funded.
How do I Become a Signing Agent
Anyone who is a Commissioned Notary can also be a Signing Agent. However, some states have Signing Agent Restrictions that applies to becoming a Signing Agent. There is no formal certification process to become a Signing Agent.
While there are no formal certification requirements to become a Signing Agent, Lenders like to see that you have some training or experience handling loan documents and understanding of the mortgage process. Several vendors such as the National Notary Association provide such training to meet the requirements for these Lenders.
As a Signing Agent you will be privy to financial information of borrowers and as such Lenders require anyone taking part in the mortgage process including the Notary acting as a Signing Agents are background screen to safeguard their clients information.
What is a Signing Service
Signing Services are businesses that act as middlemen between Signing Agents and anyone (Lenders, Title, Realtors, Individuals) who require their services. They are responsible for locating and contracting the Signing Agent on behalf of the requestor which may be a Lender or Title and sending the Signing Agent the assignment. While Signing Services do not pay as much as working directly with the one requesting the service, they tend to provide more signing assignments. New Signing Agents tend to benefit from these services in getting their business started.
While there are a number of signing service businesses, it is somewhat tedious and time consuming for Notaries, especially new Notaries to navigate in locating ones that are still active, their requirements to join their platform and if they provide services in your area. Here at Momentum Signing Services LLC we offer a one stop shop for Notaries in getting them registered for Signing Agent Profile Signing Service Providers.
There is no set fee that a Signing Agent should charge for a loan signing. Each Signing Agent must negotiate with the Signing Provider and charge a fee based on their business expenses, travel, time required for assignment completion and demand for service in the area. The Signing Agent is responsible for setting their own fee structure.
